Owner FAQ's

Q: Are you licensed? 

A: Yes, our team is licensed with two property managers and additional licensed real estate professionals.  

 

Q: How long will it take to find a tenant? 

A: A variety of factors influence how long it will take to find a tenant for each property including: location, property condition, market conditions, time of year, schools, amenities, and  pricing. We will be advising you on each of these factors and providing you with detailed feedback.  

 

Q: Can I say that I do not want any pets or smokers in the house? 

A: Pet* owners are not a protected class. However, by eliminating them you are probably eliminating 65%  of the people in the market for a rental house! Being open to pets makes your property available to more  potential renters. All pets* require a pet deposit of $450 or more and a signed pet agreement. (*Please note emotional support animals and service animals are not considered pets, are protected by the ADA, and can not require an additional deposit.)

All of our leases specifically prohibit smoking inside of the property. 

 

Q: When do I get my money each month?  

A: Rents are promptly deposited into the Trust Fund Account and the funds must clear their respective banks before we can begin disbursing funds. Owner draw disbursements are usually initiated between the 9-11th each month and the funds are usually available by the 15th.   

 

Q: How am I protected if the tenant damages the property?  

A: We require a security deposit from all new tenants to be paid prior to move in to ensure full and faithful performance of the lease and to cover the majority of tenant damage. 

 

Q: How do you deal with maintenance emergencies?  

A: We have contractors for emergency repairs and a 24/7 answering service to allow for a prompt response to emergency calls any time of day or night.  

 

Q: Can I use my own contractors?  

A: We have contractors that we use regularly for maintenance issues. However, we are happy to work with an owner’s requested contractor provided that they are both licensed and insured.  

 

Q: How soon can you start managing my property?  

A: Management begins when the management agreement has been signed both by the owners of the  property and our property manager.  

 

Q: What types of properties do you manage?  

A: Our portfolio includes single family homes, multi-family homes, condo units, and commercial properties. 

 

Q: Do you require the Tenant to carry Renter's Insurance?  

A: We strongly recommend that each resident obtain renter’s insurance to cover his/her personal property and liability coverage. If an Owner asks that we require renter’s insurance, we are happy to enforce the policy for their property.
