Move-Out Protocol and Timeline


1. Lease Expiration & Key Drop-Off
Please return all keys and remotes to our office at:
📍 1608 Taylor Street, Columbia, SC 29201
🕒 After-hours? Use our secure dropbox in a labeled envelope.
Daily rent will continue to accrue until keys are returned.

 
2. Move-Out Inspection (within 2–3 business days)
Once your keys are received, our team will inspect the property and document its condition with photos. You’ll receive a full  Move-Out Inspection Report by email.
🔹 Note: Items listed in the inspection report are not automatically charged to your deposit. A final assessment will follow after we:
  • Compare with your Move-In Inspection Report (if completed)
  • Evaluate repair/cleaning needs in greater detail
  • Collect contractor quotes as needed
 
3. Security Deposit Disbursement (within 30 days)
You will receive your itemized deposit disbursement and refund  (if applicable) by mail or pickup—based on your stated preference. Make sure to submit your forwarding address to avoid delays.
💡 We cannot release your deposit without receiving both your keys and forwarding address.
 
 

Move Out FAQ
 
💰 Will I get my full security deposit back?
We aim to return your full deposit, provided the property is returned in good condition per your lease and you have fulfilled the terms of your lease agreement. Deductions may be made for cleaning, damage, or repairs beyond normal wear and tear. You will receive an itemized breakdown of any deductions within 30 days of lease termination.

 
🧽 What cleaning is required?
We’ve created a detailed Move-Out Checklist to guide you. This includes tasks like:
  • Deep cleaning kitchen and bathrooms
  • Replacing burnt light bulbs and HVAC filters
  • Patching holes and repainting where needed
  • Yard maintenance and trash removal
Please review the full checklist linked above for specifics. Anything left dirty or behind will be cleaned or removed at your expense.
 
🗓 Can I request a preliminary inspection?
Yes! We now offer an optional preliminary move-out inspection for tenants who have already vacated and cleaned the home before their lease ends. This is a great opportunity to receive early feedback and correct any issues before the final inspection. To request this, email us at least 5 business days prior to your lease end date.

 
🔑 When and how do I return keys?
Return all keys to our office at 1608 Taylor Street, Columbia, SC 29201. If after hours, please place them in an envelope labeled with your name and address and drop them in the secure mailbox.
You will be charged daily rent until keys are received.

 
🏡 What if I painted during my lease?
If you painted any walls, they must be repainted in a professional manner to a neutral color unless otherwise approved. If the paint job is substandard or not neutral, we will hire a painter at your expense.

 
📬 How do I get my deposit back?
You must provide a forwarding address. Without one, we will mail the deposit to the last known address (your rental). Your disbursement and any itemized deductions will be issued within 30 days of lease expiration.

 
🔌 When should I disconnect utilities?
Keep all utilities active through your lease end date. As a courtesy to the owner, we recommend leaving them on for 2 business days after move-out.
